Keep subject lines specific and honest. Skip all caps and words like "FREE!!!", which can trip spam filters and annoy readers.

Tips for Midlands agents

Name the neighborhood or town. Columbia-area buyers search and think in places: Forest Acres, Shandon, Rosewood, Lexington, Irmo, Chapin, Blythewood, Lake Murray. Use the name people actually use.
Give distances as approximate drive times ("about 15 minutes to downtown Columbia") rather than promises.
Send soon after the listing goes live, while the news is fresh, and follow up with an open house or price-change email if needed.
